FREQUENTLY ASKED QUESTIONS
Answers before
the appointment.
Straightforward information for owners, landlords, and property managers.
What is a lead-safe inspection?
It is an inspection for lead-based paint hazards under the applicable rental-property program. The required method depends on the property and jurisdiction. A lead-safe result is not the same as a determination that every surface is free of lead-based paint.
Which New Jersey rental properties may need an inspection?
Certain older rental properties may be covered. Property age, type, occupancy, inspection history, and exemptions matter. Ask the responsible agency about your specific property rather than relying on its age alone.
Are any properties exempt?
Yes. Exemptions and existing certificates can affect the requirement. Review current DCA guidance and provide supporting records to the appropriate agency for a property-specific determination.
What happens during an inspection?
The inspector completes the agreed evaluation using the appropriate procedure. Access needs, visual review, and any sampling depend on the confirmed scope. We explain the plan before the appointment.
How should I prepare the property?
Gather prior reports and notices, arrange authorized access, and follow the preparation instructions provided for your appointment. Do not disturb suspect paint as preparation.
Does someone need to be present?
We confirm the access plan in advance. Tell us who can authorize entry, provide keys, and coordinate with occupants. Follow the notice and access rules that apply to the property.
How long does an appointment take?
Timing varies with the number of units, property size, access, and inspection scope. We provide an estimate when those details are confirmed.
What happens after the inspection?
We explain the findings, applicable documentation, and next steps. Reporting time depends on the scope and any required sample processing. We do not promise same-day results or a guaranteed certificate.
What if an issue is found?
The findings and relevant next steps will be explained. Any hazard-control work should be handled by appropriately qualified professionals. Ask the responsible agency what additional documentation or inspection is needed.
Is a reinspection available?
Describe the earlier inspection and any work completed. Reinspection or clearance availability must be confirmed against the required scope, qualifications, and company authorization.
What areas does NJ Lead Shield serve?
North New Jersey. Send the address, municipality, and county so we can confirm coverage and availability for your property.
How do I schedule?
Use the inspection-request form, call 973-476-8756, or email rgesualdo@njleadshield.com. A request is not a confirmed appointment. We confirm the service, access, price, and schedule directly.
What forms of payment are accepted?
Ask when requesting a quote. Accepted payment methods and payment timing will be confirmed before the appointment. Do not send payment-card information through the contact form.
Can property managers request multiple properties?
Yes. Include the locations, number of units, main contact, and preferred timeframe so we can discuss a coordinated schedule. Each assignment is subject to scope and availability confirmation.
Does NJ Lead Shield perform remediation or abatement?
Remediation and abatement are not advertised as NJ Lead Shield services in this draft. An inspection or risk assessment is distinct from performing hazard-control work.
How much will an inspection cost?
Pricing depends on the property, number of units, location, and required inspection scope. Request an appointment for a clear quote.
For property-specific legal requirements, use DCA’s official rental inspection guidance and consult the appropriate agency or a qualified professional.
