Rental Lead-Safe Inspections

Periodic inspections for applicable New Jersey rental properties using the visual-assessment or dust-wipe method required for the municipality.

Rental Turnover Lead Inspections

Lead-hazard inspections for applicable rental units at tenant turnover when the property does not have a valid lead-safe certification.

Periodic Rental Lead Inspections

Lead-hazard inspections for applicable rental dwellings based on the inspection schedule established by New Jersey regulations.

Pre-Purchase Lead Inspections

Lead-based paint inspections or risk assessments for buyers evaluating properties before completing a purchase.

Pre-Renovation Lead Evaluations

Evaluation of painted surfaces before planned renovation work to identify the presence and location of lead-based paint within the agreed scope.

Multifamily Property Lead Inspections

Lead inspection and risk-assessment services for applicable apartment buildings and multifamily rental properties.

Common-Area Lead Inspections

Lead-Safe Certification

Required New Jersey lead-safe documentation when an applicable periodic rental inspection finds no lead-based paint hazards. Certification depends on qualifying inspection results.

Paint, dust, and soil evaluation

Visual Lead-Hazard Assessments

A visual examination of painted components for deteriorated paint, visible dust, debris, residue, and conditions that may create a lead-paint hazard.

Dust-Wipe Sampling

Collection of dust samples from representative floors, interior windowsills, and other applicable surfaces using approved procedures, with analysis by a qualified laboratory.

Lead-Based Paint Inspections

A surface-by-surface evaluation to determine whether lead-based paint is present and where it is located within the agreed property scope.

XRF Lead-Paint Testing

Nondestructive testing of painted building components using an X-ray fluorescence analyzer to identify lead-based paint. Planned subject to compliant equipment, training, and applicable registration.

Paint-Chip Sampling

Collection of paint-chip samples from selected building components for analysis by a qualified laboratory. Planned subject to the required sampling and laboratory arrangements.

Lead Risk Assessments

An on-site investigation to identify the presence, type, severity, and location of lead-based paint hazards.

Lead-Dust Hazard Assessments

Evaluation and sampling of applicable interior surfaces to determine whether lead-contaminated dust hazards are present.

Soil Lead Sampling

Collection of soil samples from applicable play areas, building drip lines, and other locations as part of a lead risk assessment. Planned subject to qualified laboratory arrangements.

Clearance and follow-up

Clearance Examinations

An independent visual examination and environmental sampling after qualifying lead-hazard reduction, renovation, or remediation work under the applicable protocol.

Post-Remediation Clearance Testing

Follow-up dust-wipe sampling and evaluation after qualifying lead-hazard work to determine whether applicable clearance criteria have been met.

Re-Clearance Testing

Repeat clearance evaluation and sampling after additional cleaning or corrective work when an initial clearance examination does not pass.

Reports and guidance

Lead Inspection Reports

Written documentation of the inspection scope, testing methods, sample locations, findings, laboratory results, and applicable limitations.

Lead Risk-Assessment Reports

Detailed reporting describing identified lead hazards, their location and severity, testing results, and appropriate hazard-control options.

Lead-Hazard Control Recommendations

Recommendations concerning appropriate interim controls, abatement options, monitoring, or other next steps for identified lead hazards. Hazard-control work is performed by others.
